The exterior is 2x6 construction (most homes are 2x4) with OSB (Oriented Strand Board) sheeting, not styrofoam or builder board. The home features 100% vinyl siding, aluminum soffit (overhang) and fascia (the board behind the gutter). The dimensional (textured to look like shake roof) shingles are quality 25 year GAF.
The windows are Marvin Integrity, low E with argon gas. These are superior fiberglass-clad wood windows with superb insulation. The garage sports an insulated aluminum skinned raised panel garage door. It is also insulated and drywalled, which is unusual in this price range. Concrete drive and walk are included.
The basement is 8 foot poured concrete (stronger than block) with styrofoam insulation 4 inches down on the outside, and brick appearance on the inside. The vertical and horizontal re-bar is another additional feature not required.
The electrical service is 200 amp. (Most homes are 100 amp.) The direct vent gas water heater is very high efficiency. There is a gas high efficiency furnace, central air conditioning, water softener set-up, and full bath drains roughed in the floor.
The huge great room has a rear entrance and is flanked on one side with a staircase specially milled in the shop for extra strength and quiet. The banister and custom moldings are oak, and the custom solid oak cabinets are the same as in our $300,000 - $800,000 price range. (The drawer stacks in the cabinets are also unusual in this range.) The foyer and powder room floors are solid oak as well. The wood burning fire place has an oak/brick surround. The casing is 3.5 inch and the base is 4.5. Other builders typically use 2.25 inch base with NO casing!
The windows in the side wall of the living room add light and scenery and a greater sense of spaciousness. At $300 a piece, other builders might leave well have left them out. There are also two bay windows with seats. There is a super pantry and a huge utility room! The dishwasher and disposer are included. A clad patio door leads to the deck.
On the second floor the large master bedroom has a huge walk-in closet with its own window. The master bath features vaulted ceiling, skylight, whirlpool, ceramic tile, and an oversized shower. The 3 huge bedrooms also have huge closets, and they sport far more windows than in comparable homes. The upper hall area and linen closet are spacious also.
The Rosement truly characterizes the well-built and sensible home. The quality begins in the solid foundation and extends up throughout the house. By exercising restraint in initial design complexity, funds are reserved for the various components and treatments that comprise the character of the home itself. Indeed, there is genius in simplicity.
